The first step is to figure out what you need in a home. Which locations would work for you, how many bedrooms you need, or if you'd like a house or townhome.
2. Determine What You Can Afford
You can use our mortgage calculator to get a good estimate of what your home buying budget is. It'll give you an idea of what your monthly payments would be, and what kind of down payment you'll need.
3. Get Pre-Approved
A pre-approval is a necessity in this competitive market. Getting that check mark means you have a definitive answer of the loan amount you're eligible for.
4. Find the Right Agent

5. Realtor Consultation
This step is where you let us know exactly what you're looking for; we’ll go
over everything from “nice-to-haves,” to the “deal-breakers.”
6. Select & View Properties
The fun part—it’s time to tour some houses! Now that we know exactly what
we’re looking for, we'll do all the footwork and pre-screening, then we can
arrange to go check out some homes you love.
7. Negotiations
We will advocate for you. This is where we handle counter offers. closing
costs, to try and save you the most money.
8. The Due Diligence Period
Investigative actions, this is the time! You can learn all about the Due Diligence Period here.
9. Insurance, Utilities
At this point, you are about two weeks away from closing on your home.
It is your responsibility to schedule electric, gas, cable, internet, and
finalizing homeowners’ insurance.
10. Closing Time
Once you are cleared to close vis your lender, we can either request to
close early, or keep our original closing date. (Are you excited yet?)
11. Settlement and Closing Day
This is where we finalize all documents by signing at the attorney’s office
and wire all funds that are due. Once the deed is recorded, you will get
your keys. Welcome to your new home!
